[ARCHIVED] Bismarck Planning and Zoning Commission to hold public hearings

Notice is hereby given that the Bismarck Planning & Zoning Commission will hold public hearings on Wednesday, September 23, 2015, at 5:00 p.m. in the Tom Baker Meeting Room, City-County Building, 221 North 5th Street, Bismarck, North Dakota, to consider the following items:

• Request of MDS Properties, LLC and Invesco Holdings, Inc. for approval of a minor subdivision final plat for Meadowlark Commercial Eighth Addition, a 10-lot subdivision on 27.94 acres. The property is located in north Bismarck, along the north side of 43rd Avenue NE and the west side of North 19th Street (a replat of Lot 1, Block 1, Meadowlark Commercial Third Addition).

• Request of Mayflower Properties for approval of a minor subdivision final plat for Southbay Fourth Addition First Replat, a 20-lot subdivision on 2.81 acres. The property is located in southwest Bismarck, south of West Burleigh Avenue and approximately one mile west of South Washington Street (a replat of part of Lot 1 and all of Lots 46-69, Block 2, Southbay Fourth Addition).

• Request of University of Mary for approval of a final plat for University of Mary Second Subdivision, a three-lot subdivision on 95.82 acres. The property is located south of Bismarck, along the southwest side of ND Highway 1804 approximately two miles south of 48th Avenue SE (Government Lot 3, the SE¼ of the NW¼, and part of the SW¼ of the NW¼, Section 2, T137N-R80W/Fort Rice Township and the vacated right of way in the SE1/4 of the SW1/4 of Section 35, T138N-R80W/Lincoln Township).

• Request of University of Mary for approval of a zoning change from the A-Agriculture zoning district to the P-Public zoning district for University of Mary Second Subdivision. The property is located south of Bismarck, along the southwest side of ND Highway 1804 approximately two miles south of 48th Avenue SE (Government Lot 3, the SE¼ of the NW¼, and part of the SW¼ of the NW¼, Section 2, T137N-R80W/Fort Rice Township and the vacated right of way in the SE1/4 of the SW1/4 of Section 35, T138N-R80W/Lincoln Township).

• Request of the City of Bismarck for approval of a zoning ordinance text amendment relating to Downtown Districts/Parking Structures. The proposed amendment would clarify design standards for new parking structures and the requirement for active ground floor uses.

• Request of the City of Bismarck for approval of a zoning ordinance text amendment relating to Off-Street Parking and Loading/Plan Required. The proposed amendment would allow off-street loading spaces to utilize adjacent local streets for access.

• Request of the City of Bismarck for approval of a zoning ordinance text amendment relating to Subdivision Regulations/Roadway Design. The proposed amendment would clarify the definitions of roadway classifications and change minimum required pavement widths for certain roadway classifications, including a reduction in width for local residential streets.

• Request of the City of Bismarck for approval of a zoning ordinance text amendment relating to Floodplain Regulations/Pre-FIRM and Post-Firm. The proposed amendment defines Pre-FIRM and Post-Firm buildings and makes provisions for additions to Pre-FIRM buildings.

At these hearings, the Bismarck Planning & Zoning Commission will provide an opportunity for all interested persons to be heard with respect to these items.
