Notice is hereby given that the Bismarck Planning & Zoning Commission will hold public hearings on Wednesday, March 25, 2015, at 5:00 p.m. in the Tom Baker Meeting Room, City-County Building, 221 North 5th Street, Bismarck, North Dakota, to consider the following items:
• Request of Wilment Development, LLC and Wilment Properties, LLC for approval of a zoning change from the RM30-Residential, RT-Residential and CA-Commercial zoning districts to the RT-Residential and CA-Commercial zoning districts for Lot 1 less the North 250 feet and Lot 2, Block 1 and Lots 1 and 2, Block 2, Northern Sky Addition and Auditor’s Lot C-3 of the SE1/4, Section 17, T139N-R80W/Hay Creek Township. The property is located in northwest Bismarck, in the northwest quadrant of the intersection of North Washington Street and Ash Coulee Drive.
• Request of C Family Trust for approval of a zoning change from the A-Agriculture and RM30-Residential zoning districts to the RT-Residential zoning district for Auditor’s Lot J, Section 30, T139N-R80W/Hay Creek Township (part of vacated Tyler’s Western Village). The property is located in northwest Bismarck, north of I-94 and west of Tyler Parkway, along the north side of Burnt Boat Drive.
• Request of Dakota Boys and Girls Ranch and Ross Lang Construction for approval of a zoning change from the RM30-Residential zoning district to the R10-Residential zoning district for part of Lot 1 (to be known as Lot 1B), Block 1, Shannon Valley Third Addition. The property is located in east Bismarck, between East Divide Avenue and East A Avenue, along the east side of North 35th Street.
• Request of Verity Homes of Bismarck, LLC for approval of a major PUD amendment for Lots 1-78, Block 1, Kamrose Crossing Addition to amend the PUD to clarify rear yard setback requirements. The property is located in south Bismarck, in the northeast quadrant of the intersection of South Washington Street and Burleigh Avenue, along the west side of Rutland Drive.
• Request of Verity Homes of Bismarck, LLC for approval of a major PUD amendment for Lots 1-10, Block 1 and Lots 1-17, Block 2, Stoneridge Addition to amend the PUD to clarify rear yard setback requirements. The property is located in northeast Bismarck west of Centennial Road along the west side of French Street and the south side of East Calgary Avenue.
• Request of Riverwood Partners, LLLP for approval of a special use permit for a child care center to be located on Lot 2, Block 1, Inland Addition. The property is located in southwest Bismarck, south of West Bismarck Expressway Avenue west of South Washington Street, along the south side of Riverwood Drive (419 Riverwood Drive).
• Request of the City of Bismarck for approval of a zoning ordinance text amendment relating to the DC-Downtown Core and DF-Downtown Fringe zoning districts. The proposed amendment would modify zoning ordinance regulations relating to exterior and historic properties, building designs that would be applicable for new construction and building addition projects and develop separate design guidelines.
At these hearings, the Bismarck Planning & Zoning Commission will provide an opportunity for all interested persons to be heard with respect to these items.
